Ventilation Requirements for Ontario Homes — HRV, ERV & Ontario Building Code Guide
Ontario Building Code (OBC) requires mechanical ventilation in all new homes. If your home was built after 1998 or renovated significantly, an HRV or ERV may be required or already installed.
Ontario Ventilation Requirements (OBC)
- New homes built after 2012: HRV or ERV is mandatory in Ontario under the OBC
- Minimum ventilation rate: 0.3 L/s per square metre of floor area (roughly 9 L/s for a 1,500 sq ft home)
- Kitchen and bathroom exhaust fans are supplementary, not a substitute for whole-home HRV
Signs Your Home Has Inadequate Ventilation
- Condensation on windows in winter
- Musty smells or mould growth
- CO2 levels causing drowsiness (especially in tight, well-insulated homes)
- Humidity above 60% indoors
Are HRVs required in Ontario homes?
Yes — Ontario Building Code requires mechanical ventilation (HRV or ERV) in all new homes built after 2012. Older homes are not required to retrofit but often benefit greatly from HRV installation. Madina Mechanical installs HRV systems throughout Scarborough and Toronto. Call (416) 424-4328.
